About Global Real Estate and Workplace Experience Design and Construction (GREWE D/C)

GREWE Design and Construction Department is part of the global Real Estate team at American Express (Amex) responsible for the planning and execution of Design and Construction projects. GREWE supports over 65,000 Amex colleagues and contractors in over eight million square feet of property located in 41 countries. Our real estate portfolio in APAC consists of Call Centers and office Spaces throughout the Asia Pacific region (APAC). Real estate is part of the broader Global Servicing Group organization which delivers shared business services to colleagues across the enterprise.

Overview

This is an exciting opportunity to strengthen Amex\xe2\x80\x99s portfolio of offices and build a strong colleague value proposition to make Amex a workplace of choice. The ideal candidate will bring a robust background in Design and Construction, process optimization, and vendor management to the APAC region. The Senior Project Manager position is the Key point of contact for the APAC region for GREWE D/C. Projects vary in scope and scale but will focus on managing and implementation of procedures, and controls to deliver renovated, new, and or uplifted space to Amex colleagues. Similar roles exist in our European (EMEA), US and India market. This position reports to the Vice President of Global Design & Construction based in New York City.

The Role:

The role is both a challenge and an opportunity due to the variety of projects, project locations and the variety of stakeholders. The Candidate should indicate experience with the following key skillsets:

  • A grounding in general industry knowledge specifically for financial interiors. This would include knowledge of financial terms and principles as they apply to the design and construction process as delineated in RIBA and/or AIA typical stages and Gateways. The candidate should be able to anticipate regulatory and approval processes as well as critical path workflow to ensure positive project momentum. Differences between various countries throughout the Asia region should be noted.
  • Project delivery methodology includes identifying and forecasting project risk and appropriately mitigating project risk. This includes approval processes and critical path workflow planning to ensure Program maintenance.
  • Vendor Management: the ability to analyze and interpret service agreements and contracts with professional services vendors., conditions of leases with respect to construction and facilities, and the various contracting models for delivery of design and construction projects. Including understanding the impact of economic and local contracting issues related to Design.
  • Skill in communicating project requirements, project status, and issues relating to project delivery. This would include soft skills such as verbal communications as well as hard skills associated with the ability to produce supporting documentation that is clear and concise.
  • Time Management: Various stakeholders and leadership are remotely located. The role would require communicating as necessary to coordinate across time zones in a timely manner.
The position provides the opportunity to lead the project from \xe2\x80\x9cend to end\xe2\x80\x9d. The Candidate, acting on behalf of D/C, will be the main driver of procedural processes and compliance controls and will be expected to act as the primary point of authority on governance and accountability for projects and will:
  • Overseeing project development; Organizing the appropriate resources to support the various stages of the project including procurement and proposal management of the AE and construction Project Management teams. Services to be managed: existing conditions assessments, creation of Brief, feasibility studies, estimating, and budgeting. Management of the process and regulatory submissions, bidding, construction, and project closeout.
  • Generating and maintaining the overall Project Plan developed in tandem with various stakeholders, vendors, and leadership. Guide the projects through stakeholders\xe2\x80\x99 processes as well as American Express\xe2\x80\x99 internal compliance processes.
  • Communication optimization: Facilitating communications among and between various stakeholders by providing the necessary document framework to support alignment of Project status and delivery. Leading the projects through external stakeholders processes as well as American Expresses internal due diligence and compliance processes. Advise stakeholders on a continual basis to ensure project stakeholder understanding.
  • Vendor Management: Ensure the consultant partners deliver, are responsive, and comply with program, applicable guidelines, codes, and standards and meet established schedule, and budget targets.
  • Coordination with Procurement: Manage the RFP and competitive bid process with stakeholders (mainly the procurement team) and participate in selection of vendors and contract negotiation.
  • Governance: Oversee procedural processes and compliance controls. Document and communicate on governance and accountability for projects. Includes applying the knowledge of specific requirements of the Owner as a Bank.
  • Process Management and optimization: enforce protocols to maintain consistency, compliance, and efficiency to ensure projects are completed in accordance with all audit and Amex requirements across various Country requirements.
GREWE would like to see in candidates\xe2\x80\x99 submissions relevant experience and key competencies:
  • List previous relevant experience and employers.
  • Indicate skills related to skillsets noted above as well as experience across Asia Pacific zone. If called for an interview be prepared to:
  • Discuss/describe a project where the candidate was required to build and manage a project team, create a project plan including project definition and scope and budgets, to solicit and synthesize input from end user, leadership, consultants, and other key stakeholders.
  • Discuss/describe projects that required the candidate to interface with various stakeholders for effective project delivery indicating cost control activities.
  • Discuss/discuss projects that display knowledge base and fundamentals of management, pitfalls to avoid, opportunities to save, or expedited progress or most effective method of delivering services.
  • Discuss and indicate: Ability to identify risks to the project and lead design teams. Ability to set achievable deadlines and be accountable for meeting them.
  • Additionally, the candidate can show or indicate experience of various project approaches tailored to circumstance and typical documents used to manage projects.
Qualifications:
  • Degree in planning and design, architecture, or engineering a plus.
  • 10+ years of work experience in project management, three years of which would include management of multiple and or highly complex projects.
  • Experience working on at least two side of the business (i.e., consultant, construction manager, owner, owner\xe2\x80\x99s representative, architect, engineer, or contractors) is preferred. Experience in related fields is preferred.
  • Identify computer Applications and programs skilled in utilizing.
