Key Responsibilities
Operations Management Oversee daily facility operations including HVAC, electrical, plumbing, fire safety, security, and building automation systems. Monitor system performance and implement corrective actions to maintain optimal operating conditions. Coordinate and supervise maintenance activities, ensuring minimal disruption to business operations while maintaining service quality standards.
Maintenance and Asset Management Develop, implement, and manage comprehensive preventive and predictive maintenance programs for all building systems and equipment. Create and maintain detailed maintenance schedules, work orders, and asset registers. Evaluate equipment lifecycle and recommend replacement strategies to optimize capital expenditure and minimize downtime.
Vendor and Contractor Management Source, evaluate, and manage relationships with external service providers and contractors. Prepare scope of works, evaluate proposals, and negotiate contracts to ensure value for money. Oversee contractor performance and ensure adherence to quality, safety, and timeline requirements.
Compliance and Safety Ensure all facilities comply with local building codes, health and safety regulations, environmental standards, and industry best practices. Conduct regular inspections and audits to identify potential compliance issues. Maintain current certifications and documentation for all building systems and safety equipment.
Budget and Cost Management Develop and manage annual facilities budgets, tracking expenditure against approved allocations. Identify cost-saving opportunities through energy efficiency initiatives, improved maintenance practices, and strategic vendor partnerships. Prepare regular financial reports and variance analyses for senior management.
Project Management Lead facilities-related projects including system upgrades, renovations, and new installations. Coordinate with internal stakeholders, architects, engineers, and contractors to ensure projects are delivered on time, within budget, and to specification. Manage project documentation and ensure proper handover procedures.
Essential Requirements Bachelor's degree in Mechanical/Electrical Engineering, Facilities Management, Building Services, or related technical discipline. Minimum 5-7 years of progressive experience in facilities management, building operations, or related technical field. Strong technical knowledge of building systems including HVAC, electrical distribution, plumbing, fire safety, and building automation systems.
Demonstrated experience with computerized maintenance management systems (CMMS) and facilities management software. Solid understanding of relevant building codes, safety regulations, and environmental compliance requirements. Proven project management skills with ability to manage multiple priorities simultaneously.
Technical Skills Proficiency in reading technical drawings, schematics, and equipment specifications. Experience with energy management systems and sustainability initiatives. Strong analytical skills for troubleshooting complex technical issues. Knowledge of procurement processes and contract management principles.
Interpersonal Skills Excellent written and verbal communication skills with ability to interact effectively with all organizational levels. Strong leadership capabilities with experience managing both internal teams and external contractors. Customer service orientation with focus on occupant satisfaction and business continuity.
