(a) Respond to tenants\' maintenance requests within the stipulated time frame of 5 days for normal request; 3 days for urgent request and within 24 hours for immediate request

(b) Upon completion of Site investigation, within 1 day to prepare the taking off with photos and submit to HDB for the issue of works orders for maintenance/repairs/replacement works to term contractors. For immediate request, to update HDB and deploy the term contractor on the same day for immediate request.

(c) Where repair works are to be carried out, to monitor the work progress and ensure that the term contractor completes the repair works within 2 weeks for normal request and within 1 day for immediate request.

(d) Confirm that the repair works are carried out in accordance with the Specifications/procedures.

(e) Monitor the contractor\'s performance closely and initiate action against defaulting contractor within 7 days for the stipulated date of completion.

(e) Manage, maintain and ensure that the vacant premises and keep it in a state of good clean, marketable and tenantable condition to the satisfaction of the HDB.

(f) Set up a proper filing and maintenance system for the management and maintenance of the Site, including preparation of maintenance schedules. M

(g) Plan and execute programmes for routine and preventive maintenance as well as improvement works for the premises.

(h) Administer all warranties for the Site including equipment, fitting and fixtures for defects at least one (1) year before expiry of warranties.

(i) Carry out regular inspections of the Site and when directed by the HDB to ensure that the premises are in a good clean and tenantable, condition and properly maintained according to the standards required by the relevant authorities.

(j) Provide all necessary Equipment, Tools and Materials and information necessary to discharge its duties efficiently and effectively.

(k) Supervise and ensure that all repairs for routine maintenance works undertaken by the various contractors are carried out properly in accordance with the terms and conditions of the Contract (where applicable).

(l) Liaise with the respective contractors/specialists for works that are carried out at the Site and to monitor and report contractors\xe2\x80\x99 call-back performance and follow up on contractors\xe2\x80\x99 reports / feedback immediately.

(m) Liaise with the respective contractors including Building Service Centre (BSC) for the rectification of defects during the Defect Liability Period (DPL) period for newly completed properties.

(n) Liaise and co-ordinate with the respective agencies e.g. Town Council, SCDF, NEA etc. HDB Branches, tenants and owners to resolve issues (e.g. nuisances, leakage etc.) at the premises

(o) Comply with all applicable laws, regulations and directions affecting the HDB for the proper management and maintenance of the Site and coordinate all inspections and testing as required by the relevant authorities.

(p) Handle feedback /complaints from tenants/owners / agencies /public/HDB Branches on all matters pertaining to the commercial premises and to carry out night inspection to verify complaints if need be.

(q) Co-ordinate with insurance agents on claims made by members of the public or tenants within the Site.

(r) In addition to these primary duties, you may be required to perform other duties related to the precinct cluster from time to time as and when required by the manager.
