Vice President, Asset Management
JLL's Hotels & Hospitality Group serves as the hospitality industry's global leader in real estate services for luxury, upscale, select service and budget hotels; timeshare and fractional ownership properties; convention centres; mixed-use developments and other hospitality properties. The firm's more than 350 dedicated hotel and hospitality expert partner with investors and owner/operators around the globe to support and shape investment strategies that deliver maximum value throughout the entire lifecycle of an asset. In the last five years, we helped clients complete more transactions than any other hotels and hospitality real estate advisor in the world, totalling more than USD 68 billion. We also helped solve nearly 4,400 unique client challenges by completing advisory, valuation and asset management assignments around the globe, in addition to managing the design and construction of over 50 unique hotel destination projects. OPPORTUNITY
We are currently seeking a Vice President, Asset Management. This is a new role and is a permanent, full time position based in Singapore, reporting into the Executive Vice President, Advisory & Asset Management in Singapore. JLL asset manages 38+ hotels in Asia Pacific and 125+ around the globe.
As a senior member of JLL's Strategic Advisory and Asset Management team you will be responsible for proactively managing performance of a portfolio of third-party owned hotels / resorts / serviced apartments, delivering Asset Management related services to clients, managing client relationships, and contributing to the growth of the portfolio of properties under Asset Management.
RESPONSIBILITIES
Successfully create, implement and monitor, value accretive hotel asset management strategies for clients
Actively asset-manage and be responsible for a portfolio of full service, select service, and luxury hotels.
Lead/Support the business development for asset management including PR/communications, marketing, lead generation, pitching, engagement negotiation and closing
Lead a small, yet impactful, team of hotel specialists delivering on our asset management services to clients.
Drive thought leadership in asset management through collaboration with the JLL research team and the Hotels & Hospitality AP research team.
Meet with owners and hotel executive teams to review monthly and quarterly operating performance, review, evaluate and approve annually prepared business plans/budgets, including capital budgets and longer-term strategic plans to provide cost reduction and revenue enhancement guidance.
Travel to the properties as needed to inspect the facilities, meet with management and tour the market areas and competitive set of hotels.
Identify, analyse and implement opportunities for increased revenues and expense savings. Develop ownership and investment strategy for assigned hotels including identifying asset redevelopment, highest and best use, and repositioning opportunities designed to optimize value.
Establish operating profit expectations, monitoring performance, and working directly with the on-site property teams to maximize and improve operating fundamentals.
Review, comprehend, and negotiate key legal documents including loan agreements, management agreements, franchise agreements, service contracts, leases, ground leases, sales and purchase agreements, etc.
Monitor and track capital expenditures (routine capital expenditure and major renovations) at each hotel.
Supervise/Execute on all aspects of writing, research and/or production of client-specific monthly, quarterly, and year-end reports, meeting minutes, and research papers by assigned deadlines.
Maintain current knowledge of key hotel and tourism trends, sales, indicators, supply and demand dynamics, performance statistics and related topics through various industry-standard tools.
Additional asset management tasks, as required, to maximize the value and investment return of each hotel for our clients.
Work with legal, financial, and other consultants on any related activities.
Collaborate and support other assignment and colleagues in other functions / departments / offices as required.
REQUIRED SKILLS AND EXPERIENCE
7+ years working experience in hospitality real estate, finance or relevant consulting
A Bachelor's degree in Hospitality, Business Finance, Statistics and/or Real Estate Finance
Experience in hotel operations, budgeting/forecasting, capital planning/project oversight across asset lifecycle
Strong analytical and quantitative skills with a good understanding of financial modelling and underwriting logistics of hospitality-related real estate investments
Ability to think and act strategically with prior experience analysing investment decisions
Strong negotiation, analytical and interpersonal skills are essential. Ability to work independently
Ability to work within formal reporting relationships
Hands-on, can-do attitude, and flexibility to adjust priorities in response to a fast-paced work environment
Detail-oriented and well-organized and strong communication and interpersonal skills
Exemplary work ethic and interest in working in an entrepreneurial environment setting with a strong team culture
