WREF incorporates the Global Real Estate team that is responsible for all any property related transactions that impact the GSK real estate portfolio consisting of complex R&D facilities, office buildings, manufacturing plants and distribution centres. The sites may be owned, leased or be occupied through a serviced space arrangement. WREF works in close collaboration with our Global Function partners (Finance, Tech, HR, EHS, Legal, Procurement etc) and relies extensively on our network of vendor partners to deliver a safe, productive and highly desirable work environment for all users of our sites.

The Director of Real Estate and Asset Management, APAC leads a small team of GSK professional real estate advisers plus highly skilled external consultants to optimise the performance of the Region\xe2\x80\x99s property portfolio (currently comprising c. 6.7m Sqft, across more than 115 properties in 16 countries, and with an annual operating cost of c.\xc2\xa3160m).

Primary responsibilities

  • Leading the formulation of the Regional Real Estate strategy
  • Taking commercial accountability for the short, medium and long term financial performance of the real estate asset classes that comprise the APAC portfolio
  • Working with real estate experts and advisors across the Region to develop highly creative and innovative real estate solutions that fully leverage GSK\xe2\x80\x99s property assets, driving higher returns, creating added value, lowering GSK\xe2\x80\x99s cost base, and creating vibrant new workplaces that drive higher employee productivity and workplace experience.
  • Co-ordinating large, complex transactions from concept to completion, including the preparation of submissions for Executive approval of real estate transactions to support the Group\xe2\x80\x99s overall business plans, including acquisitions, divestments, lease renewals, rent reviews and local tax appeals.
  • Leading the development and delivery of significant projects to optimise business performance and ensure the optimum utilisation of facilities ensuring cost efficiency, effectiveness and sustainability
  • Working with peers in Finance to support the preparation of regular financial reviews of the Regional property portfolios
  • Supporting the development of GSK\xe2\x80\x99s culture through the ongoing development of physical workspace environments to ensure that GSK maintains its position as a Modern Employer of choice.
Why you?

We are looking for professionals with these required skills to achieve our goals:
  • Bachelor Degree qualification
  • Holding a Professional Qualification/Accreditation in real estate such as Membership of the Royal Institute of Chartered Surveyors or Corenet
  • Minimum 3 years of experience in real estate transaction in at least 3 different APAC countries
  • Strong subject matter expertise in a particular Real Estate Asset Class, eg manufacturing plants/office space
  • Proven capabilities and knowledge of property development and the built environment
  • Ability to work with and to influence senior levels of management
  • Ability to think strategically, anticipating the impact of external environmental changes on Real Estate approaches and to translate the impact into operational plans that proactively respond to and manage the changes to the benefit of the organisation
  • Ability to effectively communicate with and influence external and internal parties
  • Ability to build strong working relationships with internal partners and external bodies
  • Proven leadership capability to inspire and generate a sense of team spirit
  • Experience ideally gained in a highly regulated R&D or manufacturing environment, experience in a large corporate real estate team also advantageous
  • Good judgement based on proven analytical and complex problem solving skills
  • Highly organised and able to plan, prioritise and manage multiple activities effectively
  • Ability to identify, evaluate, resolve and manage outcomes of project risks (through project specialists and/or stakeholders)
  • Recognition of other cultures, points of view and stakeholders\xe2\x80\x99 needs
  • Good communication, presentation and leadership skills.
  • Ability not only to identify challenges but to create solutions and options
  • Ability to deal with ambiguity and complexity and skilled at simplifying complex and specialist information
