The APAC Fund Finance team supports the growing Asia Pacific real estate investment management business. The team of 10 staff currently provides the accounting and finance function across six funds and multiple separate accounts.The role is responsible for working closely with the Finance Manager to ensure proper financial management of our funds with a focus on China and South East Asia assets.This role provides support to the Finance Manager and the rest of the fund team and works in close cooperation and interaction with third party administrators and service providers. This role also requires liaison with other Nuveen Real Estate offices in Asia Pacific and globally, ensuring all reporting requirements are met. The role will include hands-on involvement with reporting, cash flow management and setting up of process.Main Duties and ResponsibilitiesAnnually:Preparation of year-end IFRS/SFRS financial statements, including liaising with auditors and services providers and managing the audit processAssistance to ensure all regulatory and tax filings are completed by the service providers or advisors accurately and in accordance with local lawsQuarterly:Preparation of group consolidated accountsPreparation of accounts and reporting materials to investorsPreparation of any tax returns in various jurisdictionsPreparation and tracking of loan compliance covenantsMonthly:Review of monthly asset level reports and preparing investor reportingPreparation of reporting to Nuveen Real Estate as requiredOngoing:Liaison with internal and external company secretaries for properly documented corporate governanceLiaison with local service providers for timely and accurate account closingManagement of invoice payment processes with the internal Accounts Payable team in LondonAssistance with the investor draw down process with the local service providersPosting journals to MRIMaintaining checks over cashflow management including ensuring payments, amounts and records are correctDay to day accounting issuesAssistance to the Fund team on acquisitions and projectsGeneral assistance to the Fund Finance and Fund teamsSupport Yardi systems implementation as requiredGeneral:Liaising with all parts of Nuveen Real Estate as appropriate to ensure that all financial and operational matters are dealt with and managedAdditional ad-hoc project work will be requiredTechnical Skills & Qualifications RequiredQualified accountant (ACA/ACCA/CIMA/CA or equivalent)Strong technical IFRS skillsGood knowledge of Excel, Word, Outlook & accounting systems (MRI & Yardi experience desirable but not essential)Property and/or Fund experience is desirableCompetencies RequiredTeam player - Close liaison with fund management and other areas of the finance and operations team, as well as external advisersExcellent interpersonal skills \xe2\x80\x93 to deal with internal and external contactsGood organisational skills and ability to work to, and sometime implement processesStrong verbal (English and Chinese) and written communication skills with an ability to liaise/communicate across various levels of the business, both with finance and non-finance teamsTeamwork/Commercial - Support the other members of the team in their relationship with various onshore and offshore third party suppliersAct in line with Nuveen Real Estate\xe2\x80\x99s Company ValuesThis role requires no regulatory designation.Nuveen is committed to providing equal opportunity across all employment practices and we believe our employees have a right to a diverse and inclusive workplace.Nuveen welcomes and encourages application from people with disabilities.
