Job Description


Department You will be working in the fund management department of Wee Hur Capital. At this point in time, we have 2 funds invested in Australia of AUM $1.3bn. Wee Hur Capital is actively looking to raise further funds of AUD 500m in 2023 to deploy into the Australian Purpose-Built Student Accommodation real estate sector. This department is responsible for:

1. All workstreams involved in setting up a fund, including fund raising, legal and tax structuring, managing service providers etc. 2. Working with our acquisition partners in Australia for deal sourcing, underwriting and getting investment committee approvals, 3. Working with various other departments in Wee Hur Capital to manage the fund throughout the fund life, 4. Organising exit at the end of the fund life in accordance with the terms and mandate of the fund and ultimately over achieving the projected target returns, 5. Keeping management and colleagues up to date on research and trends related to the PBSA sector, 6. Investor relations including onboarding, drawdown management, regular reporting, EGM etc. Wee Hur Capital is constantly on the lookout for the next real estate sector to invest in. As such, you may be tasked to raise funds outside of the PBSA sector. We will provide you with sufficient resources as necessary.

Designation and Reporting Your designation will be Investment Manager. You will report directly to the Head of Department. You will have 1 or 2 junior executives supporting you in discharging your responsibilities.

Scope of Work Your role is to assist the team to meet its various responsibilities, which includes the following (but not limited to):

1. Investor Relations

  • Keep investors’ list up to date, Have regular catchup with investors keep them updated on what’s happening with their investments, Meet new investors

2. Fund Raising
  • Understand the product well, Be able to meet investors 1 on 1 or 1 to many to pitch the product to them, To do constant follow ups with potential investors with the intent to get their commitment, To collect feedback from multiple investor engagements to constantly refine and improve the product and our pitch.

3. Investor Onboarding
  • After sourcing for investor commitments, to handle the subscription and onboarding process, Liaise with relevant stakeholders including banks and fund administrators

4. Fund Set Up
  • Assist the team wherever required in the successful setting up of the fund including but not limited to legal documentation, structuring, investment memorandums, administrative tasks etc.

5. External Reporting
  • Creating presentations and investor reports for periodic and adhoc investor reporting, Establish protocols with other departments internally to have a good and thorough understanding of performance of different functions of the asset, Be the POC for queries that may be raised by investors from time to time.

6. Internal Reporting and Planning
  • Regular updating of senior management on fund raising status and new networks created, Participate in regular planning for department.

7. Corporate
  • To actively participate in corporate tasks/growth plans to help the organization move forward and ahead of competition, To continuously review and update the department’s internal P&P to ensure longevity in what we do.

8. Compliance
  • Ensure legal and tax compliance across all our funds

9. Others
  • You might be tasked with adhoc tasks from time to time by the Head of Department to support other teams depending on workload requirements.

Requirements
  • University Graduate
  • At least 5 years of working experience in fund management sector, strong preference for investment and hospitality related roles
  • Preference for candidates who have had prior experience in managing teams of at least 2 persons
  • Good competencies in excel for underwriting purposes and also reading of financial statements
  • Have great interpersonal, presentation and communication skills as there is a need to communicate frequently internally and externally
  • Competent in written and spoken English, fluent in conversational Mandarin
  • Be driven, enthusiastic and have a growth mindset with a sharp focus on continuously improving individual and department skillset
  • Good working attitude and show willingness to learn
  • Able to work flexibly as certain target investors like HWNI sometimes may only have time after office hours
  • Able to present himself/herself confidently in front of people
  • Occasional Travel is required to visit assets or do roadshows
