Job Description


:

  • Revenue Generation
  • Achieve optimal occupancy and revenue - Ensure optimum use of retail spaces to achieve the budgeted revenue and occupancy rate.
  • Leasing
  • Plan, market and lease available premises to achieve good trade mix that meets the needs and demand of the SMU community - Conduct marketing activities and site viewing, liaise with prospective tenants and real estate agents, to lease the available premises on campus to suitable trades, services and tenants to meet the needs and demand of the SMU community.
  • Assist in reviewing lease proposals and preparation of recommendations.
  • Assist to check and review lease documents - Liaise with external solicitor and internal legal personnel on lease documentation and ensure timely preparation and execution of legal documentation.
  • Tenancy Management
  • Assist tenants with promotion announcement/activities, operation and maintenance requests. Integrate EDM with other marketing strategies to effectively attract and retain tenants, ensure high occupancy rates and long-term tenant satisfaction.
  • Establish and maintain good landlord-tenant relationships.
  • Monitor and perform regular analysis and reporting on tenants\' sales performance and work with tenants to improve revenue. Tracking and monitoring of monthly sales of tenants. Assist in timely updating of the Tenancy Schedule to facilitate processing of monthly billing. Perform and submit monthly billing spreadsheet ensuring accuracy and timeliness.
  • Arrears management - Ensure timely and effective arrears management, in accordance to lease conditions and guideline.
  • Ensure our tenant sustainability initiatives are maintained and sustained throughout, and support new initiatives where possible.
  • Setting up and be the main contact for Centralised Pantry Services. This involves smooth optimal operations to ensure the machines and snacks items are correctly stocked by vendors in office and schools pantries, through constant liaising with vendors and users. And also ensuring the smooth and relevant operations of the pay per use vending machines on office floors and schools.
  • Marketing
  • Monitor and improve on current and new sustainability and other strategic initiatives for tenants.
  • Improve on communications of tenants\' offers to community, constantly feedback and propose areas of improvement to tenants and communicate these through current communication channels to SMU.
  • Ad-hoc
  • Collate and conduct regular analysis on market rental and best practices among tertiary institutions.
  • Assist in landlord\'s A&A works.
Qualifications:
  • Diploma or Degree in Real Estate; Business Management or equivalent.
  • At least 6 to 7 years of experience in related field/industry.
  • Strong knowledge of leasing laws and regulations.
  • Good understanding of the retail market, types and categories of retail and F&B trades, and also the operators in market, proven track record of successfully leasing properties.
  • Business management knowledge and skills to negotiate lease terms and offer, and possessing strong market acumen to keep up with the market trend and have the right sense to bring on campus trades and services that befits the image of SMU and meet the needs of the SMU community.
  • Ability to take on challenges and persevere especially to think creatively to help tenants increase their visibility, awareness and sales during vacation periods.
  • Experience in executing marketing functions through EDMs.
  • Possess effective and exceptional customer service skills.
  • Strong data analytical skills with the ability to collect, organize, analyze, and disseminate significant amounts of information with attention to detail and accuracy and problem-solving skills.
  • Ability to be a meticulous team player and possess excellent organisational and administrative skills, and also work independently and within a team.
  • Resourceful and able to work under pressure, ability to multitask and prioritize tasks effectively.
  • Proficient in MS Office (Word, Excel and Powerpoint).
  • Adept at queries, report writing and presenting findings.
