Responsibilities Manage all aspects of property matters and store portfolio in line with company's strategic direction follow closely the market trends (research data, competitors' activities, relevant benchmarks and other inputs). Proactively carry out initiatives to increase the profitability of the business such as: identifying new leasing opportunities. suggesting new formats. mapping geographic and market potential. ensuring the portfolio is commercially competitive. driving reduction in a number of loss making stores. securing favourable rental terms for renewals and new stores. Prepare accurate financial analysis and store appraisals (IRR models) for BU Head and Finance Director in support of lease proposals (both new stores and renewals) to Head Office. Manage stakeholders (e.g. landlords, government authorities and all other parties critical to property-related dealings) including regular communications at working and strategic levels. Conduct successful negotiations and ensure smooth execution of approval and tender processes in adherence with established procedures. Manage and coach the team and organize working activities to ensure efficient execution of streamlined processes. Ensure timely submissions of budgets, reviews, forecasts, financial analysis and other management reports in order to: provide regular update on store development and achievement of new stores KPI enable productive collaboration with internal stakeholders and efficient management and execution of leases. Monitor new store and refit stores performance. Manage the maintenance of lease records in the central database and schedule periodic inspections to monitor compliance to terms of leasing contracts. Responsible for timely legal review of lease documents in consultation with external or Group legal counsel. Requirements Degree in Real Estate Management. Minimum 6 years' experience in property/real estate management with proven track record in project management. Confident, meticulous, strong analytical and business acumen skills, with a high level of drive, integrity and professionalism. Good knowledge in FMCG or retail rental/leasing opportunities. Possess excellent interpersonal, communication and negotiation skills.
