Job Description

An established and renowned firm is looking for a Property Manager to be part of a team managing a commercial property within the CBD district of Singapore.

Roles & Responsibilities:

• Responsible for the Property Management matters for the assigned portfolio
• Provide customer focused property management services to both internal and external tenants
• Regular inspection of grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance as well as to track follow up actions and promptly close defects so as to keep the systems in good condition.
• Attending to the service requirement of tenants focusing more on providing support on M&E technical related matters. This includes providing 24/7 emergency response for all technical exigencies such as power/aircon failure or critical services faults.
• Responsible as the subject expertise to analyse technical issues and recommend solutions for building services
• Facilitating with tenants and contractors in fitting-out/reinstatement/maintenance/upgrading works and ensure consistency and compliance with specifications and building regulations
• Conduct reviews on equipment failure or services disruptions and follow up with preventive measures to minimise risk of repeated incident.
• Support and execute Sustainability initiatives and Energy Management plans.
• Explore and set benchmark to improve efficiency and productivity of M&E equipment through smart building technology
• Compile and manage the long-term building operations and maintenance plan including planned/predictive maintenance and capex projects.
• Responsible and accountable for all technical services delivery by managing all planned and unplanned activities.
• Assist in reviewing term contract/tender specifications and preparing of annual operating and capital budget
• Liaise with Consultants, PE, project related personnel and relevant Authorities for submissions or resolve any technical problems
• Support in preparing the annual OPEX and CAPEX budget planning and managing all expenditure are within approved budgets.

Requirements:

• Degree/Diploma in Mechanical/Electrical Engineering, Project & Facilities Management, or a relevant discipline.
• 6 years experience managing commercial properties in Singapore, candidates with over 10 years of experience will be considered for senior positions.
• Accreditation and certificates in Fire Safety Manager, Water Efficiency, Green Mark Manager will be highly advantageous.
• Strong and demonstrated experience in vendor and contractor management
• Good oral and written communications skills
• Workplace Biz Safe certification/champion
• Knowledge in procurement systems eg. SAP/MRI
