We are Asia-Pacific\xe2\x80\x99s largest pan-regional pure-play life science, innovation and R&D real estate platform The platform focuses on investing, acquiring, developing, constructing, managing, and operating real estate projects in fast-growing life sciences, innovation and R&D real estate markets in Asia-Pacific. The company operates within two main segments \xe2\x80\x93 a high-barrier-to-entry life sciences project construction management business and a specialized investment management business. Since the 2000s, the project construction management business has worked on over 200 projects in Asia-Pacific for more than 100 blue-chip life sciences and pharmaceutical companies, with many repeat clients.We are looking for a Senior Accountant to join us!Key ResponsibilitiesManage all activities in account payable/ receivable function.Responsible for the accounting and financial functions, including month/quarter/year-end close, variance analysis, bank accounts reconciliations, cash flow management, operational accounting, planning and budgetary control and tax related issues (income tax, property tax and GST) for a portfolio of entities/assetsPrepare monthly current and deferred tax computationsWork with tax consultants to prepare and file the annual tax returnsPrepare financial statements and XBRL filingsWork closely with asset management, property management and shared service teams, and handle day-to-day operations to ensure accurate and timely management reportingManage a robust planning cycle, including annual budget and forecasts. Monitor revenue and expenses and enforce budget accountability when necessaryEnsure effective ongoing liaison with IM team/ REIT/ Trustee and manage relations with treasury, corporate departments, and other service providers such as tax agents, legal advisors.Ensure that all internal controls are adhered to in accordance with Group and local policies. Review internal controls, policies and systems on an ongoing basis and recommend improvements as necessaryResponsible for liaising with internal and external auditors, ensuring timely completion of audits and closing out of financial actionsCommunicate effectively with the various stakeholders and work well with the finance and operational teamsSupport system implementation / improvements as necessaryWork on ad hoc projects and initiativesEssential requirements for this role :An accounting graduate with ACCA or CPA or similar professional qualification.3-4 years of similar work experience in property and infrastructure or investment management industry experience preferred.Experience in processing and or shared services functions highly regarded.Experience with Yardi or similar financial accounting systems.We love a challenge and solving problems.
