As the JLL Capital Markets platform grows, the importance of global co-operation and an intimate knowledge of investor strategies has increased. We are currently seeking a Senior Director to join our growing Pan Asia capital markets platform with a primary responsibility for growing business opportunities from key real estate investors with a focus on these sectors \xe2\x80\x93 Life Sciences, Data Centres, Self-storage and Logistics & Industrial. The role will be based in Singapore and will report directly to the COO of Asia Pacific Capital Markets. Given the overlap and convergence of investor interest across these sectors, the successful candidate will be required to work alongside teams that specialise in APAC capital market transactions as well as the sector/product teams that cover these sectors and associated operators/customers. The goal is to offer comprehensive Capital Markets solutions to JLL\xe2\x80\x99s major investor clients, and to establish JLL\xe2\x80\x99s market leader position in the APAC region across the sectors.
We are looking for an individual who is passionate and highly motivated about adding value and delivering superior results to our clients. The candidate will need to understand the strategic objectives & portfolio holdings of the major clients of the APAC Capital Markets team and develop ideas & solutions to originate transactions and participate in execution, where appropriate, for the APAC Capital Markets platform.
The candidate will also be responsible in maintaining a strong network of investors based in Asia, who are, or are seeking to be, active players in these sectors across key real estate markets both regionally and globally. The candidate will be a strong team player with an ability to form trusted relationships with investor contacts and will remain involved on downstream assignments, from early advisory stages through to execution, utilising the wider resources of JLL along the way.
KEY RESPONSIBILITIES
Focus on investor coverage and deal origination in the following sectors \xe2\x80\x93
Life Sciences (LS)
Data Centres (DC)
Self-Storage (SS)
Logistics & Industrial (L&I)
Key Account CRM (client relationship management) - work closely with Capital Markets and firm-wide sector specialists in the various teams to:
Develop a structured, systematic Business Development strategy to cover investors and actively drive a CRM programme for major clients in APAC
Develop in-depth sector expertise and knowledge base around investors, operators, business models, technical aspects, etc.
Working with the broader Capital Markets team in APAC as well as the sector teams to maintain and expand relationships with priority global and APAC investors, identify opportunities and stay involved in larger pitch / project execution in the LS, DC, SS and L&I space
Be the point of contact and work closely with sector specialists in the other regions to introduce Asian outbound investors to sector opportunities in US and EMEA
As part of the wider APAC Capital Markets platform, play a key role in understanding the portfolio strategies and investment requirements of priority clients \xe2\x80\x93 and helping to connect clients with opportunities across APAC
Develop a strong understanding of the client base, including their portfolio holdings, strategic objectives, and decision making and come up with potential investment ideas to clients to generate capital markets transactions. This includes interpreting investment market trends and insights to form articulate, professional advice to our clients.
Getting involved with the ideation, origination and execution of both buy and sell side transactional business (including buy and sell side advisory, capital raising, debt and corporate M&A advisory) for key clients managed by the regional team though assistance in pitching, client liaison and project management
Collaborating with the APAC research team and provide tangible inputs into research publications and key marketing initiatives
Develop and maintain accurate client facing Capability Deck: Maintain comprehensive track record for regional and global transactions
Maintain a positive profile in the community, proactively engage in business development activities through networking, industry seminars and leveraging the existing relationships of other business units
Work collaboratively with global and regional colleagues to maximise value to our clients
REQUIRED SKILLS / EDUCATIONAL BACKGROUND
Have and maintain strong knowledge of sector and market trends and conditions across key markets
Sound knowledge and understanding of the APAC real estate markets is essential
Relevant experience in a transactional real estate role, with experience across a range of sectors
Ability and willingness to undertake business development activities is a key requirement
Undergraduate degree in relevant discipline such as business, finance and/or preferably real estate
Proven academic track record with strong underlying knowledge of property valuation & structuring
Excellent report writing skills and attention to detail is essential
Excellent presentation, communication and interpersonal skills
Proficiency in Microsoft Office (Word, Excel and PowerPoint) (VBA and other software skills a plus)
Fluent in English; additional relevant languages highly advantageous
Must be willing to travel in the region (as required)
You should possess strong analytical, communication and team-working skills and be comfortable in dealing with people of all cultures and at different levels across Asia. You should enjoy working in a positive, dynamic, multi-national environment and be comfortable contributing innovative ideas, insights and suggestions on how to improve the way we conduct, present and communicate our expertise.
