This individual will also ensure consistency in processes, systems and reporting, including accountability and oversight of the monthly approvals process. This position will report to our Global Transaction Management Lead and will have direct reports to support the function both domestically and internationally. The position is required to be based in Singapore or Bangalore, India and travel will be required to support site selection activities, face-to-face negotiations and client / team interactions on a periodic basis.What this job involvesAbout the roleYou will lead a high performing, multi-disciplinary team to deliver Transaction Management solutions to one of JLL\xe2\x80\x99s largest global technology clients.Overseeing a portfolio across the APAC region, this position calls for a highly-energetic leader with excellent communication, portfolio management and client relationship management skills. Comfortable in working towards achieving performance targets, you will be responsible to deliver a range of real estate and workplace solutions to a client seeking both the consistency and innovation that come from a closely-integrated partnership with JLL.The role will serve as the single point of client contact for all real estate transaction activity and deliverables in the APAC region, in collaboration with regional leads for both Portfolio Strategy and Occupancy Planning.Critical responsibilities include (but not limited to):Transaction Program Management

  • Day-to-day support and oversight for the fully-seconded JLL team, including goal setting and prioritization, consistency in deliverables, and active leadership as necessary to ensure decisions are made, progress is achieved and timelines are met
  • Direct oversight for Transaction Managers and Analysts within region \xe2\x80\x93 consisting of regular touch points, guidance and support including participation in area alignment meetings and monthly strategy paper reviews to ensure consistency, quality and completeness of deliverables
  • Direct ownership of team resourcing in region \xe2\x80\x93 monitoring transaction volume and overall team bandwidth to ensure balanced distribution and alignment with global gearing ratios
  • Direct ownership of the Critical Lease Event pipeline in region \xe2\x80\x93 monitoring portfolio critical dates and identifying optimization opportunities in liaison with other stakeholders, including active participation in strategic plan formation and implementation of the portfolio strategy
  • Direct ownership of the Spend Approval (SA) program in region - leading the SA process for all transactions in line with the Client\xe2\x80\x99s Spend & Transaction Policy (S&TP) and accountable for all SA submissions, including ensuring deliverables are fully watertight
  • Direct ownership of broker partnership program in region \xe2\x80\x93 setting expectations, monitoring, and scoring performance, ensuring best-in-class service delivery across all transactions
  • Perform quality control in terms of consistency in transaction processes, procedures and protocols, as well as consistency in delivery of the transaction management function leveraging a best-in-class broker partnership model
  • Lead in preparation of monthly, quarterly and semi-annual business reports including highs, lows, process improvements, help needed and lessons learned; develop additional ad-hoc reports as requested by client
  • Direct ownership and management of real estate transaction activities for complex or high-profile deals, managing third-party broker partners, field resources and other stakeholders, and preparing recommendations, approvals and execution of the transaction
Raising the Bar
  • Regularly liaise with other Regional Transaction Management Leads to share best practices
  • Leverage JLL on account research team, bringing research insights, analytics and innovative ideas to regional client leadership
  • Leverage, invent and simplify best practices, including the continuous improvement of process, tools and templates
  • \xe2\x80\x9cSee around corners\xe2\x80\x9d - providing actionable advice on mitigation of anticipated risks/taking advantage of opportunities
  • Proactively identify process in/efficiencies, formulate and execute on implementation plans, followed by tracking and demonstrating results
Client/Stakeholder Management
  • Accountable for the service delivery to meet contractual obligations of JLL, serving as single point of contact and escalation point
  • Establish and maintain effective relationships with client cross-functional regional and area leads to gain trust and support direct reports in delivering strategic recommendations, ensuring a \xe2\x80\x98One Team\xe2\x80\x99 approach to delivering transactions in region
  • Develop and maintain a detailed understanding of the client\xe2\x80\x99s business and key factors influencing their requirement for our services
Financial Management
  • Responsibility and ownership of the TM P&L in region
  • Support the bi-annual budget operating planning process
  • Responsible for the achievement of key performance indicators, service levels and other measures as contracted
  • Bring the best of the JLL platform to the client by introducing innovative JLL products and services which may help the client achieve its business objectives
  • Manage the governance for the regional transactions team
Operations
  • Responsible for direct management of all resources involved in the delivery of services (e.g. talent acquisition/development, performance assessment, etc.)
  • Develop and implement a talent succession plan for the region
  • Responsible for the regional adoption and implementation of global technology systems to support service delivery to facilitate robust data analytics and comprehensive reporting
  • Innovate and refine standard operating procedures and processes for the region
  • Develop, implement and manage all initiatives and programs for the region
  • Ensure regional alignment with global account standards (e.g. in reporting, standard operating procedures, systems and HR practices).

  • 10-15 years of Transaction Management experience in a Corporate Real Estate environment
  • Strategic big picture thinker who is an expert in transaction management, with a working knowledge of portfolio strategy, occupancy planning and demonstrated ability to lead complicated transactions across large enterprises and interdisciplinary teams.
  • Experienced in managing complex account and client organizational structures and direct reports
  • Experience in managing confidential initiatives and knowing when to escalate with urgency, or how to de-escalate certain risks.
  • Demonstrated ability to work across business units/partners to deliver options and secure decisions
  • At ease operating from a blank sheet of paper - defining the program as it evolves and continuing to improve
  • Organizational savvy and agility
  • High level abilities with Microsoft Office (Excel, Word, PowerPoint)
  • Excellent written and verbal communication skills.
