FMOD Service Delivery
The Staffing number and working hours of the FMOD team will be agreed locally and based on the scope of work to ensure that agreed service levels can be achieved and maintained, and at no instance left the reception counter unattended and/or with insufficient staff.
Beyond the light duties of Receptionist / FA / FC, the following scope are recommended to be contracted out to specialised contractors or service vendors to perform regular and periodic maintenance: air conditioning and mechanical ventilation, fire protection relating to fire extinguishers and hose reel, tenant spaces low voltage power supply.
Most adhoc corrective maintenance work shall require specialised contractors or service vendors to perform unplanned maintenance arising from system failure or excursions affecting business interruption: all complex mechanical failure, all electrical works requiring a licenced electrical worker, sanitary and plumbing choke or water leakages, building defects, furniture breakdowns etc.
All FMOD staff shall be trained in basic health and safety matters, and shall at all times have full awareness of, emergency contacts and procedures.
All FMOD staff shall be trained in appropriate emergency procedures, including but not limited to urgent evacuation of the building and responses to bomb threats. It shall remain the appropriate Service Provider\xe2\x80\x99s responsibility to ensure that all emergency procedures to be dealt with by the reception staff always remain updated.
Manage communication channels between the Client and JLL team.
Review and report against agreed SLA and KPIs.
Work closely with the Account team to manage delivery of facilities management services
Liaise regularly with the Client\xe2\x80\x99s nominated representative on various issues and programs
Prepare regular reports to the Client and ensure Client is updated on key matters
Ensure the Client\xe2\x80\x99s and JLL\xe2\x80\x99s processes and templates are aligned and comply with the local statutory laws.
Monitor critical path activities and ensure timely escalation
Responsible for budget control and finance tracking
Drive quality and consistency
Assist to administer FM vendor contracts such as evaluating scope of work and proposed pricing for contract renewals

Review / Continuous Improvement
Lead Monthly/Annual Business and Financial review
Measure our progress against HR turnover, tracking relationship communications and issue resolutions
Ensure process and quality consistency

Team Management
Responsible for the management of the team e.g. recruitment, performance assessment etc.
Actively manage the professional development of all direct reports
Prepare and implement a Succession Plan for the team
Ensure the team is adequately staffed

Client Micro Kitchen Account
Specification for the Culinary Micro Kitchen \xe2\x80\x93 Asia Pacific Branch Network
Client\'s APAC facilities comprising of Singapore, Australia, China, Korea, Taiwan, Indonesia, Malaysia, Philippines, Thailand and Pan India will be available to perform the Services, compliance with the terms of the Agreement and all applicable Client policies.

MK Service Delivery:
Provide monthly, quarterly and annual operational reporting for budget variance and any other reports relating to financial management as requested by Client
Provide monthly reporting on consumption and spend vs budget breakdown.
Monthly and quarterly inventory reports which accounts for product usage, wastage and spoilage
Monthly reporting of common and top feedback and requests received from Client employees relating to micro kitchen operations as well as product quality and variety, and events management
Coordinate and host Quarterly Business Review between Vendor and Client
Provision a Micro Kitchen Planner / Representative for each site and such area of responsibility
Coordination, management of all Micro Kitchen Areas, Pre Function and Event Spaces for all APAC offices
Compliance to regulations relating to food safety, provision of food and application of applicable licenses and certificates for the operation of Micro kitchens, as mandated by Local Authorities
Any other agreed related areas as per Client\'s Culinary\xe2\x80\x99s assignment
