Work Dynamics - Integrated Facilities Management

What this job involves:

This position plays a crucial role in ensuring the smooth operation of facilities team by efficiently utilising JLL\xe2\x80\x99s Computerised Maintenance Management System (CMMS) to enhance maintenance productivity, improve equipment reliability, and recommend cost-saving measures. The CMMS Administrator is the central coordination point for the deployment, configuration, training, and long-term support of various systems enabling our daily operations.

  • Serve as a key contact for the CMMS
  • Assist in deploying, configuring, and operating the CMMS
  • Utilise the CMMS to optimise facilities operations, ensuring the ticketing system meets departmental requirements
  • Configure smart workflows to enable work orders, route assignments to facilities operation team and maintain proactive communication within team and client.
  • Provide comprehensive training and support to facilities staff on the use of the CMMS. Create training aides when necessary.
  • Review and analyse system data to generate reports that identify areas for improvement by tracking key metrics
  • Utilise system metrics to provide recommendations for enhancing productivity and equipment maintenance / reliability
  • Troubleshoot and resolve technical issues with the CMMS Service Centre, including user devices.
  • Coordinate and implement all system and software upgrades related to the CMMS to ensure optimal system functionality
  • Maintain the central data repositories
  • Collaborate with major stakeholders when necessary to maintain system integrity and effectiveness.

Playing a huge role in the project delivery and operational success
You\xe2\x80\x99ll be the key personnel throughout the CMMS delivery. You\xe2\x80\x99ll work hand in hand with Facilities Teams and Client Team to manage CMMS tool delivery. Having superb organisational skills will be vital to this role because you\xe2\x80\x99ll make road maps on how to smooth out the phases across APAC sites. You\xe2\x80\x99ll also help the client in ensuring project success by delivering within target timeline with high data accuracy. Also, part of your responsibilities is to be the main gatekeeper of the CMMS tool, stay on top of data and work orders in CMMS, act as a gatekeeper for the CMMS tool as well as conduct analysis to the data which are not available in the dashboards on a regular basis.

You\xe2\x80\x99ll determine the needs, requirements and constraints of our resources to ensure all tasks can be successfully delivered. In this role, you\xe2\x80\x99ll need a strong presence of mind to put a lot of things in order and standardising the practice across APAC and aligning with the global requirement. This also includes establishing asset lists, updating asset tagging exercise, initialising training program and workflow, build up the maintenance activities with Facilities Teams as part of the CMMS tool KPI and performance delivery based on timelines and standards.

The ideal candidate is no neophyte\xe2\x80\x94you should exhibit 3 - 5 years experience and should hold a diploma/degree in relevant property/engineering-related discipline. Likewise, you should have established yourself as a professional within CMMS tool and project management.
